The minute that you register your requirements with Northwoods you are assigned a trained property advisor who will continue seeking a property until you advise us that your search is completed. After initially sending you an up to date list of available properties matching your requirements, we will subsequently keep you up to date with new properties and price reductions as soon as they become available.
Simply telephone us or email us regarding any properties that you are interested in viewing and we will do the rest ensuring that if you are coming into the area to view multiple properties you only need to make your way to our high street office. We accompany most of our viewings and can carry out viewings up to 7pm.
Once you have found a property you wish to make an offer on then we will need to establish your buying situation in order to recommend an offer to our vendor and to withdraw the property from the market if the offer is acceptable.
Either meet in our office or telephone our sales advisors and we can recommend any mortgage brokers or solicitors if you do not have these arrangements in place.
Once accepted then a timescale is mutually agreed as a target moving date and the buyer needs to instruct both solicitors and any building society/mortgage advisor (if applicable) to get the process started.
Northwoods will then communicate with all parties including mortgage advisors, solicitors, as well as both buyer and seller, to ensure that we meet all required timescales. However it is worth noting that this is not an exact science and delays can occur from actions required that are out of our control (ie getting information from managing agents etc) but we will always be on hand to chase up any outstanding information.
Exchange of contracts is the time that you are legally required to complete the purchase and a move in date is mutually agreed between buyer and seller(Usually 14 to 28 days after exchange date).
On completion day the property becomes legally yours, however whilst most sales complete just before lunchtime this could take place any time up to close of business on that day and this needs to be taken into account when planning any removal arrangements.
