During this process your property is on the market from day one with our negotiators notifying any possible buyers of your instruction.
A premium quality set of property details are prepared available as a paper and downloadable format and a for sale board erected at the property unless your preference is to not have a board.
Your property is now ready to hit the major property portals who will contact us to arrange an internal viewing.
Most of our viewings are accompanied by one of our negotiators but we will never visit without establishing that the time is convenient with you.
Our attention to our vendors is second to none. Either by email or telephone we will keep you informed of feedback to any viewings, any changes in the market that may change marketing strategy and go through the levels of online activity.
We will notify you of any offers via the phone and via email or post. To help in the consideration process we will already have established the buyers position and financial capability.
If we reach a figure that is acceptable to you then the property is removed from the full marketing process but possible back up buyers details are stored against the property should the buyer establish any difficulties during the process.
Some target timeframes can now be established taking into account not only the buyers current situation but also the chain ahead of any property that you may be buying.
We will liaise with estate agents involved in the chain as well as solicitors, mortgage brokers, your buyer and anybody else related to the transaction to ensure that you are fully up to date with the current status of the transaction.
As you will remember from your purchase, this is the point that the transaction becomes locked in and a move out date is established.
Usually this takes place late morning and the keys can be dropped off at our office ready for collection from the buyers once we have established the funds are held with your solicitor.
